Analyzing short-term accommodation platforms' influence on the housing affordability in the global urban destinations. Cluster analysis

In the last decade, the housing markets of most major globalized urban destinations have progressively deteriorated, evidenced by a decrease in the availability and affordability of housing. Based on previous findings at city level and using k-means cluster analysis, this work reveals the influence of short-term-accommodation platforms (STAP) in this issue in the case of Barcelona, showing that the increase in housing rental prices is particularly significant in the "highly touristified", "trendy" or "more affluent" neighborhoods, where Airbnb listings are concentrated, and rental management is professionally handled. Moreover, this rise in prices is associated with the displacement of some of these neighborhoods' residents to other metropolitan areas, driving up their house prices. Based on these findings, we suggest adopting a management approach that considers the neighborhood as a management unit when designing the necessary regulations for housing and STAP supply.
